Tenants Fees

Information on all things tenants fees.

Below are any fees / payments which may apply to your tenancy in line with the Tenant Fees Act 2019. Click each to read more:

This deposit is to be paid to reserve a property once you have been accepted by the landlord (subject to references) – PLEASE NOTE: This will become non-refundable should you provide significant false / misleading information, fail a right to rent check, withdraw your application or fail to sign a tenancy agreement within a reasonable timescale, 15 calendar days unless otherwise agreed by all concerned parties. (these conditions also apply to any guarantor) The holding deposit is calculated at one weeks rent (maximum) this will be transferred to your first months rent upon signing your tenancy agreement.

Five weeks rent per tenancy for an annual rent below £50,000
Six weeks rent per tenancy for an annual rent over £50,000

This will be charged at 3% above the Bank of England’s base rate for each day the payment is outstanding. The Charge will be applied after the rent becomes unpaid for 14 days.

If an application is made to make any amendments to an existing tenancy, subject to the landlords approval there will be a charge of £50.00 (including VAT) to prepare new legal documents.

Subject to the landlords approval to amend a tenancy with a change of sharer there will be a charge of £50.00 (including VAT) to prepare new legal documents.

Should a tenant wish to terminate the agreement prior to the expiry date, they will be liable for the landlords cost to re-let the property and any rents due up until the commencement date of the replacement tenancy.

The tenant(s) will be liable for the cost incurred to supply or replace lost or additional keys / security devices, locksmith if required and new lock (to include replacement keys to all parties), if extra charges are incurred there will be a charge of £15.00 per hour (including VAT) this includes the attendance of an agent.

Commissions

Wilman & Lodge earn a percentage of income from sources via rent protection, tenants liability insurance, landlords buildings & contents insurance, broadband & utilities – these commissions are approximately between 20-30%.
